The Service In A Nutshell

Every day we select and drive the 15 hottest properties for investors. Our reports are posted online for purchase by you, our customer, at just $25 each. (Or less, if you’re a “frequent buyer”. Learn more)

The reports are posted well before auction, usually by 10 pm the day before sale.

In addition, we accept requests from you to drive specific properties not on our list. If the request is accepted before 5 pm, we’ll deliver the report at least an hour before sale, guaranteed. (We accept later requests, too,without the guarantee).

How We Select The List

Knowing which properties to drive is half the battle. We conduct a systematic analysis of each day’s foreclosure and REO properties.

Immediately, we identify and eliminate properties whose auctions have been postponed. We then remove properties whose approximate value is clearly less than the opening bid price.

An equivalent value analysis is conducted for REO properties.

Finally, we take the remaining properties and review them one by one for their investment viability, by looking at price, approximate value, condition, neighborhood, etc. On that basis, we conduct further adjustments to produce our short list.
The last step is critical. This is where our experience and expertise in the local real estate market brings value to the list.

Why Daylight Driving Is Better

Unlike many real estate drivers, we try and drive the majority of our properties during daylight, which helps us identify defects that are hidden by darkness. Driving during reasonable hours also allows us to better verify the true occupancy status. We talk to the owner/renter, if home, or neighbors to find out the status of the occupant (owner or renter). This alone can save the investor $1000’s in legal fees and weeks/months of dealing with the occupant.

  • We have MLS lockbox keys, allowing us easy access to properties currently listed. Other drivers waste time trying to get into these properties.
  • We make everything available minutes after the property is driven.
